Project Overview
AAH Contracting was able to complete the multi-staged project within proposed timeline while maintaining the delicate nature of cleaning and disposal works during normal working hours on a busy city street.
Following a fire in a small supermarket located beneath a residential building in Melbourne, AAH Contracting was commissioned to perform the following:
- Removal and disposal of asbestos contaminated items
- Friable Insulation removal
- Encapsulation works
Challenge
Performing the delicate clean up / disposal works during normal working hours. Transporting contaminated waste to bins and having them removed and delivered on a busy city street. Project Managing the works in conjunction with varying interested parties (multiple insurance loss adjusters, builders and body corporate, supervising hygienist).
Scope Of Works
Stage 1: Removal of asbestos contaminated stock items and shelving and dispose of as asbestos waste. All waste was discarded into a waiting asbestos waste bin located in the loading dock of the building.
Stage 2: Remove damaged, loose sections of asbestos pipework insulation and sprayed asbestos insulation from structural beams in the ceiling space areas. Remove and dispose of all fire affected building elements (including ceiling lining and grid, wall linings, large commercial fridges, floating timber floor, large broken glass windows and melted roller doors) and dispose of s asbestos contaminated waste.
Stage 3: Encapsulate sprayed asbestos structural beams in the ceiling space to minimise the disturbance of the remaining asbestos insulation to other contractors working on site following the asbestos clean up.
Critical Factors
Clean up and disposal of asbestos contaminated stock, shelving and other damaged building elements following a fire in a small supermarket on the ground floor of a tenanted multi-storey residential building in the heart of Melbourne.
During the varying stages of work outlined above, many previously unknown asbestos contamination issues arose, which required us to act quickly to arrange materials and equipment to be delivered to site to avoid unwanted downtime costs and keep the project costs to a minimum for the client. Identification of these issues was performed in conjunction with the sites’ supervising hygienist.
Due to the quality of our Work and concise project Management, these multi-staged Works led to further work Being requested by one of the Insurance loss adjusters.
